UL System approves lease letting SpaceX use former Pecan Island school

The University of Louisiana System board on Oct. 22 approved two agreements under which UL Lafayette leases about 5 acres of the former Pecan Island High School property to an affiliated nonprofit for $1 a year, which subleases it to SpaceX in exchange for property improvements, the Louisiana Illuminator reports. If improvements are delayed, SpaceX would owe fair-market rent, and a purchase is anticipated next year, with sale terms not yet disclosed. The lease cites facilitating SpaceX's planned $100 billion Starbase Louisiana project; the improvements list has not been released.

The UL System board approved agreements on Oct. 22 letting an affiliated nonprofit sublease about 5 acres of the former Pecan Island High School property to SpaceX in exchange for improvements. A purchase is anticipated next year; sale terms and the improvements list have not been released.

The University of Louisiana System Board of Supervisors on Oct. 22 approved two agreements that would give SpaceX access to about 5 acres of UL Lafayette-owned property on Pecan Island, once the site of Pecan Island High School, ahead of an anticipated purchase, the Louisiana Illuminator reports. The school closed after damage from Hurricane Rita in 2005.

How the deal works. UL Lafayette obtained the property through a donation last year and leases it to an affiliated nonprofit for $1 per year. That organization would then sublease the property to SpaceX in exchange for improvements to the property and the buildings on it. If the improvements are delayed, SpaceX would owe a fair-market rental rate.

A purchase is anticipated. UL System officials say the university stands to receive either fair-market rent if the project is delayed or the proceeds from a sale expected later next year. Details of the sale were not included in the documents, and the list of improvements has not been released; the Illuminator's public-records request for it was unanswered.

Starbase Louisiana. The lease cites facilitating the development of Starbase Louisiana, SpaceX's planned $100 billion launch facility in Vermilion Parish announced in August. The Illuminator reports that the parcel is assessed at more than $340,000 by the Vermilion Parish assessor.
